I was not happy with the service received by IPM. Being the property owner, I felt they were not responsive and highly inaccurate in their billing. Every couple of months there were charges for "clogged drain" and "smoke detector" work. This was only a duplex not a big complex. Also, they charged us, the owner, for credit checks on prospective tenants without providing basic back up. Not very responsive to inquiries. I would NOT recommend IPM.

Fred, I am sorry you were unhappy with our service. There was alot of deferred maintenance when our company started managing your mother's property. The property had sat vacant for a year. The duplex had original galvanized plumbing,old water heaters and old wall heaters. Your tenants complained about low water pressure, fixtures leaking, and plumbing clogs contantly. The gas company wrote up the wall heater for a cracked fire box. Windows were painted shut. There were no working phone jacks in one unit. We are more than happy to share the 3+ years of work orders documenting the plumbing and maintenance problems. We did not charge you for smoke detectors every couple months. California law requires that landlords provide working smoke detectors whenever a new tenant moves in. Again, we are more than willing to provide proof. When we market a unit for rent, we collect an application, proof of income, check credit (including evictions, collections and judgements)and references. I apologize if you felt you did not receive the backup documentation you said we did not provide. Hopefully, you found a manager that meets your expections.
